Garage Door Track Repair

A door that rubs, sticks or throws rollers usually has a track out of line, and the fix is to straighten, replace or re-anchor it so the rollers ride the channel with an even gap. Tracks guide the door through a small clearance. A bump from a bumper, a loose bracket or a bend only a fraction of an inch off can push a roller out of its channel or load the door unevenly.
We sight down both tracks, check them for plumb and level, measure the gap between rollers and channel, and confirm the brackets are bolted into solid framing. Light bends can often be worked straight, while a kinked or crushed section gets replaced, because a bend straightened a second time keeps its weak spot. DASMA also cautions against hanging a new door on an old track, since the track has to fit the door's thickness, weight and headroom.

The Natick normals record 143 days with a minimum at or below 32°F, and in older garages we find that a space that freezes and thaws that often can shift slab edges and swell and shrink the wood behind the brackets, backing lag screws out a little at a time. A marginal alignment that works in July may bind in January. We re-anchor into sound framing and set the roller gap so the door runs free at both extremes.
