Needham lies southeast of us, with Needham Town Hall at 1471 Highland Avenue about five miles from our office by road. The Charles River forms almost all of its southern and northeastern borders, and the town line with Wellesley is the third side of the triangle.
Needham's story in the garage is the teardown. A 2017 Planning Board presentation from the town's Large House Review Study Committee looked at 30 teardowns from early 2014 and found the demolished homes had a median size of 1,536 square feet, against 4,830 square feet for their replacements. It noted that new houses are often built close to the largest size zoning allows, and one proposal dealt with two-car garages near the front of the lot. In our experience a bigger house means a wider, heavier door and often a second opener.
The land also rises from about 85 feet above sea level at Rosemary Meadows to 300 feet at Bird's Hill, and four rail stops, Needham Heights, Needham Center, Needham Junction and Hersey, tie the neighborhoods to the commute.
